Benefits of new builds

Whether you prefer the charm of a period property, or the ease of a new one, it’s purely down to personal preference.

If you’re tempted by the thought of a new build, then it’s worth bearing in mind the following advantages:

  • They’re going to need much less maintenance than an older property will
  • You may be able to choose the kitchen and bathroom if you’re buying off-plan and the developer is flexible
  • A new build property will be built to modern energy efficiency standards, so it’s likely to be highly energy efficient, offering cost savings on your energy bills 
  • Many fixtures and fittings are often included in the sale price – which could save you a lot of money – but make sure you check with the developer or agent to check exactly what is and isn’t included
  • The Help to Buy equity loan scheme – where the Government lends first time buyers up to 20% of the purchase price (40% in London) – is only available for new build properties
  • Most new build homes come with a 10-year NHBC warranty which covers structural defects
  • There’s no upward chain so this can make the whole home buying process much quicker and smoother
  • You may be able to negotiate on the asking price – this will depend on the strength of the market, the developer’s circumstances, and the stage the build is at. Alternatively, you could ask if the developer will cover the stamp duty cost or include extra’s such as flooring
  • Part-exchange may be possible – this is great if you want to move quickly, although you are unlikely to achieve the best asking price for your property
