Choosing the right estate agent

Rightmove recently did a survey to discover what people find important when selecting an estate agent to work with.

It might surprise you to know that providing the highest valuation came right at the bottom of the list. That’s great news as it’s tempting to go with the highest price, but just because an agent ‘values’ your house at £25,000 more than another agent, it doesn’t mean you’ll get the extra money. And it can even work against you – it means prospective buyers might not find you in online searches as your property will be over their budget. It also means you’re not likely to get as many viewings as you should, and you property can linger on the market, which puts some buyers off.

Another attribute which buyers didn’t really value were having the lowest fees. People realise that you get what you pay for and sometimes it’s worth paying a little more for a responsive, communicative service from property professionals.
