Market settle again

We are seeing the market settle again and numbers of both sales and new instructions to market are more consistent than the beginning of the year.

Whilst lending rates are higher than last year the fixed rate products that lenders are offering seem to have stabilised which in turn is providing more confidence with buyers and sellers alike.

The Shirley and Solihull market has experienced a correction but our own statistics are suggesting that we are back to pre pandemic prices.

There is certainly a higher availability of property locally which is allowing buyers to spend a little more time on deciding which is the right property for them which in turn is leading to better decision making and a more secure sale which is more likely to progress to completion.

Our commercial department has seen an increase in landlords wishing to dispose of their property for a number of reasons, taxation, retirement or just the time is right, however interestingly we have experienced an increase of landlords wishing to buy , whether this is to add to their existing portfolio, attempting to be more tax effective buying commercial through pensions or indeed owner occupier businesses.

As for the Land & New Homes team we are now fully settled into our beautiful new office and are already reaping the benefits of having our own exclusive space, the feedback already from Developers and land owners has been nothing but positive and have expressed a real appreciation that they can easily pop in and speak to the team face to face.

The partnership with Brookvale is proving to be a great move for both businesses and we are now have a number of amazing sites tied up in options, ranging from an apartment scheme in the city centre to semi-rural luxury high end sites all of which will bring dozens of new units to the market via the New Homes team.

New Homes will be Launching our new development in Kings Norton this month and our first completion on Lovekin Gate part of the Blossomfield Park development is taking place with the launch of Alfred taking place in June.
