A huge congratulations to the team for the business agreed over the last 14 days with 15 new properties coming on to the market, 15 sales agreed and a further 11 offers pending. 

It’s also been a superb week for Russell Patterson and the Solihull team, instructing an amazing 32 new instructions for the Solihull market.  The lettings team are experiencing similar success with 11 new instructions and 15 receiving applications…  Well done team!  Overall the market is showing no signs of slowing during the summer period.

However, what we are experiencing is some of our competitors offering extremely high valuations in order to win the Vendors business. We pride ourselves on providing a fair and realistic valuation for our clients and we are able to provide this service due to our collective experience in the local area, along with our in-depth knowledge of how the local housing market is currently performing. 

In our opinion, this is one of the busiest markets we have ever experienced so there is little need for any agent to require a client to sign a lengthily sole agency contract.  When instructing an Estate Agent to sell your home, please ensure that you take care in reading your agency agreement, and in-particular the sole agency period. It is upsetting for us to know that, in some instances, agents are attempting to tie their clients into a 26 week sole agency period, especially when we know that their property should sell quickly.
