Top Tips for Buyers

Anyone looking to move home knows the property market is incredibly busy! According to Rightmove, more properties have recently been sold in the space of a week than ever before.

Buyer demand is incredibly high for several reasons – firstly, lockdown has caused many people to reassess what they want from a home and where they want to live. Secondly, the stamp duty holiday has provided a massive boost to the market, encouraging thousands of people to put their moving plans into action. In addition, the introduction of the mortgage guarantee scheme allows many more people to put their mortgage hopes and plans into reality.

This means that if you are looking to move, you will need to move quickly to snap up your next home. So here’s some useful advice to help you secure it.

Apply for a mortgage in principle
This is still worth doing even if you haven’t found your perfect home yet. A mortgage in principle is an official estimate from a bank or building society stating how much they are prepared to lend you. It will indicate to the estate agent and the home seller that you are serious about purchasing, and will save you time in the long run, so could well put you ahead of other potential purchasers. Sort your solicitor
Again, to prove you are a serious buyer, make sure you have a solicitor on board. If you don’t know who to use, then we can arrange for some free solicitor quotes to be emailed to you. Please do not hesitate to contact us to request these for you.

Instruct an estate agent for your own home
When viewing a property, the estate agent and seller should ask you what your current situation is. Anyone not already on the market is unlikely to be seriously considered, especially in today’s highly competitive market.
